We have dedicated the last two years developing our Service Products based on the pitfalls of real estate transactions throughout Thailand. After countless hours of research with Land Ministry offices, real estate agents, Condominium Developer brokers as well as attorneys, we were finally able to create Service Products which we feel are essential to all real estate transactions in Thailand, especially for foreigners who are accustomed to having a title policy when making real estate purchases. **Escrow Services may be added to any of our Service Products listed above for an additional fee.
We are proud to offer our three Service Products to the Thailand market:
Full Title Guarantee -Service which includes a complete full Chanote Title Deed Search

- verification of any encumbrances and/or Liens
- legal ownership verification
- verification of fence and property lines
- easements and access rights
- active Bankruptcy proceedings
- land zoning restrictions

Partial Guarantee
Service provided mainly for sellers to promote their real estate sale. This Service provides potential buyers the guarantee that the Seller may legally sell the advertised real estate, and as a result, buyers are more comfortable with signing a Sale Purchase Agreement (SPA) and to make a deposit to the seller.
(Requires approximately 7 working days to complete)
- This service provides a limited search of Legal ownership and verifies the sellers rights to enter into the Sale Purchase Agreement (SPA) and to obtain a deposit from potential buyers.
Condominium Guarantee
Provides the Condominium buyer with the satisfaction knowing that the construction has been completed in accordance with building codes and the building permits and Chanote were all been obtained correctly.

All Three of our Service Products will be guaranteed in writing. Upon the signing, transfer, and closing of your real estate transaction we provide a Certificate of Guarantee along with the full research documentation package regarding the proposed Real Estate to keep on file. For an even more secure real estate transaction, you may request our additional Escrow Services which are provided by Kasikorn Bank of Thailand. Our prices are minimal, may be paid by the buyer, seller, agent or a combination of those and are based on the actual SPA contract purchase price of the real estate. We do require a minimal deposit, signed Siam Land Title Service Contract and a signed Power of Attorney Tor Dor 21 to begin working for you.
