Siam Land Title Guarantee CO.,LTD. (SLT Guarantee) was established in February 2023 for the purpose of providing both local and foreign real estate buyers and sellers in Thailand Peace of Mind with their real estate transactions.
SLT Guarantee is a sister company of Frontier Title, a US Based Title and Escrow Company. Frontier Title’s members have been licensed and producing as Title and Escrow Agents in the State of Utah for over 25 years, being underwritten by First American Title Company, First National Title and Attorney’s Title General Fund. Now through Siam Land Title Guarantee Co. Ltd., we are proud to offer Title Guarantee services for real estate transactions in Thailand.
It is well known that the real estate dynamics of Thailand can be riddled with a variety of obstacles. Historically, there have been fraudulent activities where land title deeds (Chanotes) have been falsified by parties interested in the land, as it is quite easy to complete a registration at any land office in Thailand based on an invalid land purchase contract. Consequently, a substantial amount of Chanotes do not show the real legal owner, and therefore the Chanote in the hand of the landowner could be different from the version stored at the local land office. Manipulated and forged Chanotes are a major concern in any real estate transaction conducted here in Thailand.

As a general rule, foreigners are not able to purchase land in Thailand however, may obtain long term land leases to build their dream home or vacation home on. Due to the pitfalls of not being able to guarantee leasehold contracts on these types of difficult transactions with a reputable third party, most foreign buyers opt for purchasing Condominium units instead, which is allowed by Law. Condominium purchases here in Thailand require a significant amount of due diligence to protect yourself as well. In recent news reports, a very reputable builder in Bangkok is being sued after completing and selling nearly 80% of a super high rise condominium project because building permits were not obtained correctly. Now in litigation, the multitude of buyers are having difficulty not knowing what will happen to the condominium unit which they are not able to legally live in or own.
